Stages of Construction
 


A Letter from Our Construction Department

It is very important that you know what to expect in terms of the completion of your new home. Historically, our typical construction time is six to eight months from the date we pour your slab. We will make every attempt to finish your home in this time frame; however, the time period may be longer due to weather conditions, material supplies, subcontractors or other circumstances beyond our control. Please do not rely on any estimation (written or verbal) that is contrary to this stated time period. Approximately thirty (30) days prior to the completion of your home, the Project Manager will notify you, in writing, as to the schedule dates for your customer orientation site meeting and closing date.

Your timely approval of selection and change order items will impact the construction build time. Please note that we cannot allow exception to stated change order due dates without substantially slowing construction build time. If changes, modifications, deletions or selections are submitted after specified due dates, we may not accommodate those requests.

Issue/Resolution. All construction related questions should be communicated to the Project Manager. Feel free to discuss general construction issues if the Project Manager is at the job site, however, they will not deviate from approved blueprints and specifications without approved change order documentation.

Quality Control. Your home is managed and inspected almost daily by the Project Manager. However, your new home will be inspected by an independent building inspector and our team members at various critical stages of construction. The first comprehensive inspection will occur prior to pouring of the foundation concrete; the second inspection will take place prior to installation of the sheetrock and the final inspection will be conducted at completion of your home.

Third Party Inspections. We welcome customer third party inspectors. If you are considering a third party home inspection in addition to our inspections, it is very important that you notify us so that we may have the house ready prior to your inspection. Final inspections must be conducted at least two days prior to the customer introduction meeting, and no later than one week prior to closing as stipulated in the Sales Agreement. A copy of the inspection report must be provided for our review if items noted as "in need of repair" are to be completed by closing.
