Stages of Construction

The stages of construction and deadlines

Building your new house is a very complex undertaking comprised of many different materials and systems as well as a varied list of tradesmen and workers.  In order to efficiently coordinate the work, each new home we build goes through a set sequence of tasks and installations. We encourage you to understand the stages of constructions (requires Adobe Reader) and watch your new home take shape. We have grouped these tasks so that you may follow the process with a sense of how your new home is being built.

Stage Description Picture
Pre-Construction Builder will schedule an on-site meeting to review construction policies and procedures with customer. The customer will review project blueprints, contract specifications, approved change orders and discuss any modifications being considered.

DEADLINE FOR IN-SLAB MODIFICATIONS
Stage 1 FOUNDATION POUR
Site is scraped, leveled, and then form boards are installed. Underground plumbing is placed and foundation make-up is completed. Inspections conducted and concrete is poured.


DEADLINE FOR EXTERIOR SELECTIONS
Stage 2 FRAMING, 1st FLOOR
1st floor walls in place
Stage 3 FRAMING, 2nd FLOOR
Floor joist in place and 2nd floor walls are being built.
Stage 4 FRAMING, ROOF
Roof rafters in place and cornice being built. Exterior sheathing finished and exterior doors and windows being installed.
Stage 5 ROOFING
Roof sheathing finished and roofing material being installed. Rough plumbing in place and windows flashed.

DEADLINE FOR ROUGH MECHANCIAL MODIFICATIONS

DEADLINE FOR CABINET AND APPLIANCE SELECTIONS
Stage 6 HVAC
Rough HVAC installed. Start of stucco or brick exterior veneer.
Stage 7 ELECTRICAL ROUGH
Electrical switch and junction boxes, wiring, ceiling recessed can lights and main panel installed. Structured wiring (phone, television, computer, audio, security and home automation) installed. Frame punch completed.

 
Stage 8 INSULATION
Exterior wall penetrations sealed and batt insulation installed.
Stage 9 SHEETROCK
Sheetrock being installed.

DEADLINE FOR INTERIOR SELECTIONS
Stage 10 CABINETS
Sheetrock complete and cabinets in place. Garage doors installed.
Stage 11 MILLWORK
Interior doors in place and interior millwork (crown molding, door casing, base board, closet rod/shelves, etc.) being installed.

DEADLINE FOR LIGHTING SELECTIONS

DEADLINE FOR HARDWARE SELECTIONS
Stage 12 PRE-PAINT
Paint grade millwork and cabinets caulked and primed. Mechanical punch and sheetrock repairs finished. Interior walls textured.
Stage 13 PAINT
Millwork, cabinets and walls painted.
Stage 14 FINAL GRADE
Site grading finished.

DEADLINE FOR START OF POOL (IF REQUIRED)
Stage 15 COUNTERTOPS
Stone and solid surface countertops in place.
Stage 16 HARD SURFACES
Hard surface (tile and stone) flooring being installed.
Stage 17 FLATWORK
Exterior flatwork (driveway and walkways) being installed.
Stage 18 HARDWARE
Door and cabinet hardware installed.
Stage 19 PLUMBING TRIM
Plumbing china and faucets installed. HVAC compressors installed and interior trim being installed.
Stage 20 FENCING
Lot fencing and balcony railing installed. Electrical fixtures being installed.
Stage 21 LANDSCAPING
Landscaping installed.
Stage 22 CARPET
Carpet and wood flooring installed. Appliances installed.
Stage 23 INSPECTIONS

 
Stage 24 PUNCH
Outstanding incomplete repair items being resolved.
Stage 25 CUSTOMER ORIENTATION
Customer orientation meeting conducted and Punch List items documented.
Stage 26 CLOSING
Punch List reviewed for completion and closing conducted.
